The primary goal of the Party Wall Act is to prevent building-related disputes from reaching the courtroom. It is a legal requirement for certain types of construction work. If your project falls under the Act, you are legally required to serve notice on affected neighbours. There are three main categories of work that are covered: SECTION 1 – LINE OF JUNCTION NOTICE
Applies when building a new wall either up to or across a boundary line. SECTION 3 – PARTY STRUCTURE NOTICE Required for any modifications or work involving a shared or party structure. SECTION 6 – ADJACENT EXCAVATION NOTICE Needed when carrying out excavation work (usually for foundations) that is both close to and deeper than a neighbour’s foundations.
